This Office has association with Town Planers, Building Surveyors, Services & Structural Engineers, Various Contract Documentation Technicians.
Background & services
Residential projects ranging in size, style & complexity from smaller residences & townhouse developments up to larger residences on multi levels up to approximately 400m2 & a value of approximately $750,000 have been completed
We are accredited to provide energy rating services using the First Rate system through the
Sustainable Energy Authority Victoria (SEAV) allowing us to provide 5 Star energy rating
certificates for our clients residential projects.
Commercial & industrial projects up to approximately $3 million in value which have been
developed & produced through our office.
This practice has a wide range of childcare, health & other institutional & commercial experience
including the following:- Latrobe University Bendigo College Crθche additions/renovations, kitchen facilities.

Services Offered
Project design- site check measure including levels of building & grounds.
- design briefing meetings as required.
- initial concept design sketches for the proposed works.
- design development & final design resolution.
- liaison with project manager (your representative) & consultants as required.
Contract documentation- preliminary working drawings & revisions as required,
- co-ordination with external consultants as required.
- final contract working drawings including:
- floor plans, elevations, cabinet details, electrical plans, internal details & structural details
as required.
- co-ordination & inclusion of fire services, electrical, hydraulic & other specialist services in
drawings as required.
- preparation of contract specifications including interior design & colour consultancy.
- preparation of commercial building contracts & sub-contractor agreements where
appropriate.
Tender management & Contract administration- complete tender documentation.
- call for tenders & quotations from selected contractors.
- follow through with the selection & appointment of successful contractors & contract signing
as appropriate.
- project administration & co-ordination of secondary consultants, contractors, suppliers,
services etc..
- liaison with representatives & contractors as required,
- all required site visits, meetings & documentation.
- monitor quality control, progress claims, variations, final inspections & approvals.
The standard hourly rate for any of the above procedures would be $132.00/hr, this rate would be negotiable, depending upon complexity of project.
The practice fully utilises modern CAD based technology for all drawings & documentation & specialises in the use of ArchiCAD which can provide full 3D visualisation of projects,
Plans for People will present a presentation of your project in a virtual environment at your convenience.
We are members of the Building Designers Association of Victoria (BDAV) & approved First Rate - Five Star Energy Rater.
