Asbestos Removal

Residential Procedure

When planning your asbestos removal, it is important to follow the guidelines relating to your State and Local Council regulations.


Residential Properties

When planning to remove asbestos contaminated products from your residential property all we need to know from you is the length and height of each wall to be removed or length and width, if removing a roof.

We will ask you a series of other questions and then provide you with a verbal and/or written quotation. Some of the questions will be:
  • Is the roof flat or pitched?
  • How far off the ground is the roof?
  • Is the property vacant or occupied?
  • Is there easy access to the removal location?
  • Is there power and water to the property?
  • Is there clear access to all walls?
We require not less than five (5) working days notice to enable us to submit the necessary documents to the relevant Government departments (depending on which State the project is for). There is an emergency 24 hour notification should your asbestos material be under 10m² or damaged and in a dangerous condition. We can discuss this with you at the time of your enquiry.



Commercial Procedure

To minimise the possibility of releasing respirable asbestos fibres, the following general guidelines regarding asbestos-containing products should be observed at all times:
  • All asbestos containing materials should be kept in good repair
  • Asbestos containing materials should never be tooled, cut, sanded, abraded, machined, or subjected to excessive vibration
  • Personnel should be advised of the presence and location of asbestos containing materials in the workplace. This is essential where friable materials are present. Maintenance personnel or contractors who are likely to disturb 'in situ' asbestos products in the course of their duties must be supplied with suitable personal protective equipment and appropriate training whenever they are required to work in high risk asbestos environments
  • Areas containing friable or damaged asbestos materials should be isolated from personnel
  • As far as is praticable all asbestos containing materials should be appropriately labelled
  • Consideration should be given to replacement of all asbestos containing materials (particularly friable materials) with non-asbestos containing alternatives, whenever and wherever this is practicable
  • Before any demolition or refurbishment takes place, the risk to personnel arising from the wirk must be assessed. The results of this assessment must be made available to persons responsible for acrrying out the demolition or refurbishment. This also applies to the removal of re4dundant equipment

Commercial Properties

When planning to remove asbestos contaminated products from your commercial property it is important that you have a Hazardous Materials audit done on the property to ensure that you have identified all areas that contain asbestos materials. You need to find a NATA certified environmental Company. They will come out and do a visual site inspection and take samples of suspect materials. They will test sample pieces in their laboratory and produce a report detailing there findings. The cost for this is dependant upon the size of the property and the extent of the hazardous materials. Once you have a copy of this report you can contact us to obtain a fixed price quotation for its removal and disposal.

It would be helpful if you have photos of the property that you can provide us with. We base our pricing on the total number of square metres to be removed. If you can provide us with the length and height of each wall/roof we can work it out for you.

We can then provide you with a written quotation setting out, in detail, the procedure we follow to ensure optimal safety during removal.

Waterproofing Methods

Internal Wet Areas

It is important that your internal wet areas are sealed prior to any tiles being laid. This will ensure that no water will penetrate through the tiles in the event of any cracks or breaks in the tiles and grout. The most cost effective method is to use a seamless membrane to cover the floors and walls of the tiled areas of your wet areas. These areas would include bathrooms, kitchens, laundries and ensuites.

Depending on the situation and location, we can arrange an onsite measure and quote however a small once off fee may be incurred.


External Wet Areas

These areas would include balconies, planter boxes, retaining walls, trafficable and non-trafficable roof areas. This will ensure that no water will penetrate through those areas and cause water damage or leaks into living areas.

There are several methods to ensure protection and they would include seamless liquid membranes, torch-on, bitumen, polyurethane, acrylic, epoxy etc.

There are numerous factors to consider when choosing a suitable treatment for external wet areas and it would be our suggestions that you contact us to discuss your unique circumstance further.


Torch-On

This method is primarily used in planter boxes and commercial/residential flat roof situations, or even balconies where you can get a high volume of water and where the surface is totally exposed to the elements. The product comes in a roll and you heat it up with a blow torch and it melts onto the surface. You can add granules to give it a rough texture and you can also cover it with stones and other products if you wish.


Liquid Membranes

This method is primarily used on internal bathrooms, laundries, ensuites and balconies. There are a number of good quality liquid membranes on the market. The one that would best suit your situation would be dependant upon various things such as:
  • How much drying time do you have?
  • What type of surface you are applying it to?
  • What type of surface is going over the top of the waterproofing?
  • Is it going to be exposed to sunlight?
  • Do you want a built in reinforcing or do you want to lay additional reinforcing on internal corners and around floor wastes and baths?
  • Do you want an epoxy or polyurethane membrane?

Joint Sealing/Caulking
We use joint sealing so that when the surrounding surface expands and contracts with the natural heating and cooling process, you don’t get cracks and movement in the wall or floor surface.

When you find that your concrete floor or wall is cracking, it can generally be attributed to not enough expansion joints being included in the slab. This can also happen in brick walls but generally the mortar cracks first before the brick.

When applying a joint seal/caulk, we would generally place a foam like backing rod into the joint first and then, using either a fire rated or non-fire rated silicone, we would place a neat and continuous bead over the top.



Insulation

The main reasons for adding insulation to your building is to reduce the heat in during summer and the heat out during winter. You can also purchase insulation products that contain an acoustic rating to give you a noise reduction.

Insulation can be placed in the roof cavity, on the walls, under the floor, even on the outer side of the roof frame before the roof sheets are attached.

Pipes

Insulating pipes can be done using a polystyrene product for chilled water pipes or a rockwool product for hot water pipes.

We would calculate the cost of supplying and installing these products after obtaining the lineal metres and outside diameter of the pipes requiring insulating.



Lagging

Lagging is used when you have a commercial property that has exposed duct and pipe work in the roof cavity or under ground, usually being visable in under ground carparks. We surround the exposed pipes with an insulation product that will keep steem pipes cooler to touch and stop chilled water pipes from freezing.

Lagging can also benefit acoustically. An example of this would be a plant room with motors, fans and generators. Surrounding the pipes and walls will reduce the noise emmission created.

We base our costings for this application on per lineal metre for pipework and per square metre for flat surfaces.

Roof Repairs & Restoration

At Asbestos Waterproof and Insulation Services Pty Ltd we have an industrial pressure cleaner that will easily remove all of the moss and dirt build up on your roof. We will then fix any of the bedding and pointing that is damaged and replace any broken tiles. The final step is to re-spray the roof with the colour of your choice.

We use and recommend Nutech Paints for all of our painting needs.
