1. House Renovation

This is a house renovation where the existing house has been raised & a habitable living area has been enclosed under.

The house was a timber framed home which was raised to a height to allow habitable rooms to be constructed under & supported on steel stumps. Some existing stump positions were eliminated to reduce their interference with lower level planning.

The services we can provide for this type of project are:
  • Preparation of measured drawings of existing house on CAD
  • Preparation of preliminary plans for Client’s requirements
  • Preparation of 3D views of the proposed alterations.
  • Preparation of working drawings for project
  • Liaisons & coordination of Engineers for footing & slab design.

2. Specifically Designed House

This house was specifically designed to the Client’s requirements on a sloping site to take full advantage of views & breezes especially for the living area.

The site is very rocky & so special consideration was given in design to avoiding excavation which is extremely expensive in rock.

Generally the house is built on steel stumps ( excepting garaging area) above the ground to avoid excavation & also allow natural drainage across the site, this helps to keep the site stable.

The house is basically designed in three units Garaging, Living & Sleeping areas. The physical separation of these areas helps to avoid interference in activities of each area from the other.

Emphasis is given to openness of design to give maximum airflow with protection to walls & openings with overhangs to reduce heat radiation into house

The house is designed for future installation of a pool in courtyard area between buildings & the installation of another deck below the upper front deck.



3. Specifically Designed House

This a house specifically designed to the Clients requirements. It is designed for an elevated rainforest site with views out to sea.

It is a split level, 5 level structure with each level being a half a flight of stairs above or below the other.

The structure is a semi pole structure with a central core with masonry structure on lower level( this provides high wind bracing stability as the site is very exposed to cyclonic winds), with a timber framed structure to upper level, as the Client required the structure to be predominantly timber to blend in with the rainforest environment.

The lowest level (1) has covered area & car parking. The next level (2) has office & library facilities (the masonry structure provides security for this) The third level is living dining kitchen, with open decks. The fourth level is bedrooms & the fifth level is main bedroom & en-suite



4. Specifically Designed House

This is a house specifically designed to the clients requirement for it to be in a series of pentagonal pods, joined by walkways & decks. It was also designed so each pod ( at each floor level) could be constructed on the ground & lifted or raised into position.

The site is steeply sloping with sea views. The site is also quite rocky so minimum excavation was required.

The building is basically steel framed with timber framed infils for walls.

It is mainly supported on steel posts with timber floors excepting the garage area.

It designed to get maximum views & airflow from breezes.

Services we provided to the Client in this case were.
  • Initial site assessment for suitability of site for type of construction.
  • Preliminary sketch designs with 3D views of building to give Client better understanding of the appearance of the structure.

5. Specifically Designed House

This a specifically designed house for Client on a slightly sloping site with a NE aspect with views & breezes.

The client particularly wanted a timber & pole type structure & the front section is basically supported on turpentine timber poles, with a central entry/garage area on lower level in concrete block which a good wind bracing core under the house & reduces the need for cross bracing. The rear is supported ion steel poles for economy where the sub-floor structure is not generally visible. The upper level is all timber with clear finished timber floors & raking timber ceilings with exposed rafters.

It is a very open plan to take full advantage of breezes & views.

The exterior is clad in western red cedar beveled siding cladding with a clear finish.

There are large bi-fold doors opening from the main living area & main bedroom onto the large front deck to provide indoor/outdoor living space.

This house won a master Buildings award for best pole house in 2005



6. Specifically Designed House

This is a specifically designed house for Client on a large semi rural block on the island, however, most o the block is low laying below flood level & they heavily landscaped it. The house is built on the highest part of block overlooking th landscaped area.

The house is very open planned, with a very large bi-folding doors onto the large rear deck that projects out over the landscaping. The timber louvers give privacy & still allow airflow through the house.

The house has clear finished timber floors throughout & racked ceilings lined in galvanized custom mini orb with exposed steel beams.



7. House Renovation

This is a renovation where the Client wished to add a large veranda & an en-suite to the upper level & open the upper rooms onto the veranda. Also to generally upgrade the interior of house & add an extra shower & W.C. to lower level, for pool & an enclosed laundry.

They also wished to improve the appearance of the house. The house is a 1960’s type structure with a flat roof, which had deteriorated & needed repair. It was therefore decided to construct a new truss framed hip roof structure over the whole of the house. This has given the house completely new updated appearance.

The house has view out over Cleveland bay to the Island & the new veranda allows the Client to take full advantage of this & the natural breezes.
