Whether you are building an entirely new building or just adding a structure to your existing home or building, it is likely that you will need to acquire the approval of the council before any works can begin. Using an architect can make the process of gaining development approval much faster and easier. Here’s what you need to know.
How an Architect Can Help With Development Approvals
As well as the other great services that architects can provide, architects are extremely helpful when you are trying to get the relevant development approvals for your project. This is because they are very familiar with things such as local council regulations and requirements, town planning issues, and state or federal requirements (which can sometimes be an issue, especially with energy efficiency or heritage buildings - consult a heritage and conservation architect for this work). Because of this, the process of gaining approval is much smoother. As well as the plans for your project, they can also provide any supporting documentation that is needed (an example would be how the proposed building affects the streetscape or neighbours).
If changes to the building are required before development approval can be granted, the architect is able to sit down with the client in order to discuss the required changes and implement the changes in a way that both the client and the council will be happy with.
Selecting an Architect
When selecting an architect, you need to make sure that they are appropriately qualified, licensed, registered and insured. You should also ensure that they have a well developed communication network with the council and other authorities and that they are also able to explain the council’s requirements clearly to you, as the client.
