The below is a general step by step guide to what is involved in designing and building your project. The process is enjoyable and very exciting when you see your thoughts and ideas come to life.
The research
You may have cut pictures and photo's from magazines. You may have even made a scrap book of ideas or wrote a wish list.
This is your research area, you have spent the time viewing plans, trailing through display homes but can't quite find what you want. You know what you have in mind but can't quite put it on paper. All of the above is great, the photos, pictures and wish list will give Julie an insight to the thoughts in your mind. You are now researching designers, thankfully you have found The Design Mill.
The call
You have decided to call the design mill. You will be put through to Julie (director and designer) to chat about your new project. Julie will answer any queries that you have with a friendly approach. Julie will offer to visit you in the comfort of our own home for an obligation free chat about your design project.
The meeting
Julie always offers a no obligation meeting at no cost to discuss your project. You need to meet your designer, to feel comfortable and to be confident that your designer can fulfill your requirements. Julie will give you honest advice in regards to design and construction. Julie will always challenge you and show you alternative ideas, yet will listen intently to your wishes and wants.
The proposal
Based on the above meeting, Julie will email you a cover letter and fee schedule.
The cover letter will outline the discussions on site in regards to design, alternatives and ideas. This assures you that Julie listened carefully to your requirements. The fee schedule outlines the services that TDM can provide with the costs associated to those services. The schedule also noted the guarantees TDM offers in respect to council and liaison.
Should you choose to proceed, the schedule is signed and Julie starts on your design.
The design
Firstly, how exciting!
Julie will do a little further research herself, visit your block, gain photo's, look at adjacent buildings, re-check local council guidelines and estate guidelines even before starting on your design.
Every design is completed by Julie. Julie is extremely creative and passionate about design. Julie will never show you a design unless she is very excited with the ideas. This is why TDM gives a 100% guarantee on design. Julie lives and breathes design. The initial concepts are generally emailed through to you for your feedback as Julie progresses. Once the concept ideas are finished, then the next step...
The presentation
Julie has completed the initial concepts and already emailed you sample plans and images. It is getting very exciting by this stage. You then get together with Julie in the comfort of your own home to run through the ideas.
Julie will walk you through the plans, ideas and the features to ensure you have a full understanding of the design. Julie will even show you many internal snapshots of your new internal areas and external views. TDM 3d software is amazing. You can walk in every room in your new home!, you can even see your new pool area.
Julie will leave the plans with you to digest. You can mark up any changes or ideas. TDM will make any changes to your design.
The costing
Once your design is finalized you can then gain cost estimates to ensure that TDM have designed to your budget. You can utilize TDM contacts of builders or your own. Your plans, your choice.
If your price comes back higher than the budget we discussed then we will modify your design, 'free of charge'. TDM budget guarantee.
The council
Your project will certainly require council approval. Most areas in Perth have a two step process:-
Planning Approval ( development approval) - council requires- site contour survey, floor plans, elevations, shadow diagram
Building Approval - council requires full documentation, plans, engineering, builders details, insurances etc.
TDM will arrange the council required documentation and liaise on your behalf to gain the approvals. A simple process for TDM but quite daunting for clients.
Should the council require any changes TDM will complete 'free of charge' our council guarantee.
