Ross also performs Pre Purchase House Inspections for people wishing to be well informed prior to purchasing a home.

Ross’ interests lie in building environmentally friendly housing with focus on meeting low emission targets through carefully sourcing materials that have minimal amounts of embodied energy (a small carbon footprint), have a high thermal capacity, is recyclable or will reduce the running costs of the household long term.

The selection of Low Volatile organic compound products or low VOC’s are also considered in the building process, these are products that have reduced levels of toxins to other materials which combined can affect the health of the home owner.

Ross also considers the future needs of the household making use of spaces to suit the unfortunate needs of aging or disabilities through simple design principles that enable a home owner to adapt the home to suit, with a minimal disruption to the household.

Pre purchase house inspections

This is a service that suits a potential buyer of a home to get independent advice before buying a second hand home.
I look over the home to see if it is structurally sound, if there are any issues relating to plumbing and electrical, if there are seasonal problems and if there are any dangers in the home.

As I have no emotional attachment it is easy to look deeper into the overall structure of the home and report factually as to issues and possible costs that may arise in the future.

Most people want to put a stamp on their new home by renovating or changing something around the house. I can answer questions about possible renovations or building works and advice on environmental improvements that can be simply done.

I look at the neighbouring homes and advise if there are any impacts from them that will affect the liveability in your home.

My qualifications to conduct these are:

  • Qualified carpenter and registered builder.
  • I previously studied to be a Personal Carer (PC) and worked in disabilities/ aged care homes and so have a strong understanding of the needs of aged care and disabilities
  • I have children and pets so know what they can get up to.
  • I hold all the professional insurances required for this service.

A couple of questions I will ask as I will assess the home differently according to the different people living in it:

  • Is the house for you or for a rental? This affects the robustness of the home for rental.
  • Do you have children? Safety issues.
  • Disabilities or aged care requirements? Accessibility to the house and care needs.
  • Pets? Secure yard.
  • And any other concerns needing addressing?

    What I need:

  • The address of the property.
  • Your email address to send the report promptly.
  • Your contact details so as to call you and explain the report.
  • The real estate agent and their contact no. So I can arrange the inspection directly with them.

I try to get to the property within 2 days if possible and get the report back to you that night.
