Sustainable Building Design and Construction Professionals
Right Homes continually strives to be at the forefront of building homes that are solar passive/sustainable and energy efficient. All current staff at Right Homes are Greensmart Professionals and are passionate about demonstrating that energy efficiency and high star ratings can be affordable. With this in mind and together with our partners Jade Projects and Think Brick Australia, in 2010 we constructed our own display home, the Jade 909, situated at The Vale Display Village, Wesley Way, Aveley. From the street it might look like any modern new home but in fact, this home represents the future of sustainability.
Jade 909 9 Star, Carbon Neutral Home
This revolutionary, 3 x 2 family home boasts a 9 star energy efficiency rating and is also carbon neutral producing more energy than it requires over a year! It incorporates Greensmart principles, water conservation achieving a 76% reduction in water use, energy efficiency achieving a 119% reduction in energy use, waste recycling, waterwise gardens and is designed for people of all abilities. The Jade 909 has been constructed using recyclable building materials with the best thermal mass qualities and quality energy efficient appliances and fittings throughout adding cost saving benefits to future occupants.
The home has been open for viewing over the past 2 years and unfortunately is now closed as a display and has been sold. Again, in 2012 Right Homes has continued to be at the forefront of sustainable building and providing our clients with comfortable, affordable homes. We have completed projects this year that have all reached energy ratings of over 8 stars (BERS) and have not only been able to provide our clients with the home that they want but a home that is comfortable to live in all year around and affordable for their future. Sustainability has to be affordable otherwise everyone will not be able to maintain their lifestyle in this changing world. One such development that we have completed, is two double storey homes on the same lot in Joondanna. Both of these homes are 9 Star energy rated (BERS) and have been constructed using general building materials available in Perth. They have been solar passively designed and include insulation, PV Systems, Solar Hot Water Units, Rainwater tanks and a greywater system. These homes have showcased that sustainable housing and water and energy efficiencies are not restricted to just single storey developments. In 2011 Right Homes teamed up with the founders of the GreenSwing and commenced construction of a new exciting sustainable project in the suburb of Lathlain. The project on Rutland Avenue consists of two town houses and two apartments on a 837 m2 block, and is within walking distance to the train station and shops. The goal is to create affordable medium density housing in an inner city area with a primary focus on sustainability.
All dwellings are designed to make the most of the sun's energy in the winter and to use shading, proper ventilation and thermal mass to dispense with air-conditioning in the summer. The design has resulted in very high energy ratings, including a 10 star!
We will showcase different construction methods: reverse brick veneer in one of the town houses; strawbale in the second townhouse; and double brick for the two apartments. The aim is to use 100% renewable energy and be carbon neutral. The intention is also to use a shared rainwater and greywater system.
Also, hot off the press, the teaser for the EcoHome Open Project featuring the Green Swing and the development in Lathlain.
Right Homes continually endeavours to achieve a minimum eight star energy rating (using BERS) benchmark for all of our home designs and have been busy designing and constructing homes that are generally all above 8 stars at an affordable price.
Some of our homes include:
Single 3 x 2 Rear Strata home - The orientation of the lot and the fact that it was a rear strata, meant that a lot of consideration had to be given to the initial design of the home. The home achieved an 8.5 star energy rating and was designed to maximize the use of nature to heat and cool the home without artificial means. This home was designed to be affordable, accessable, energy efficient and have low water use which will reduce the operational cost of the home during the expected lifecycle of the home.
Addition/Renovations - This large renovation was constructed of double brick and tile and achieved an 8 star rating (using BERS). Future needs were considered with an internal design to suit families with babies to older occupants. Built as a new wing to accommodate ageing parents, it complements the original home and enhances the streetscape. This addition was designed to offer clients an affordable, efficient and solar passive home combining stylish features and sustainable technologies. This home was a finalist in the 2010 Master Builders Excellence Awards for Renovations/Additions and also a Winner for Excellence in Energy Efficiency.
Jade 808 Sustainable Home
Designing energy efficient homes is not difficult. It is about harnessing the natural energies, wind and sun, orientating the home to capture these, insulating and shading wisely, and choosing the best building materials. One of our associated past projects with Jade Projects was the Jade 808 8 star energy rated sustainable home, achieved a 72% reduction in water use and a 76% reduction in energy compared with the state average for a typical WA home of similar size.
This Display home incorporated a passive solar design, solar hot water system, photovoltaic solar system and offered grey water recycling and waterwise landscaping amongst many other features. The home was built using double brick construction partly because of the low maintenance and durability factor, but mainly because they have such great thermal mass. Thermal mass is a unique quality of clay bricks. Brick helps smooth out inside air temperatures by storing and releasing heat, reducing the need for artificial heating and cooling.
