House Plans by Design specialise in residential design that includes new houses, alterations and additions, attached dual occupancies, villas and townhouses. The stages of services depend upon the type of project you have. Generally stages consist of concept design / compliance, developed sketch, final sketch / BASIX, application preparation and lastly application submission.

Our team works closely with you during the process of creating the ultimate house design for you and your family to enjoy!

Every person has different ideas as to what makes a perfect house. We will listen to you and appreciate how important your needs and wants are in the design of your ultimate home. We also enjoy the challenge of making distinctive, stylish and functional house design a unique and affordable experience for you.

To make it easy for you to visualize your plan, you will receive 3D exterior views of your sketches and also an interior walk through, this takes away all fears and doubts about how your new house or renovation will look before it's built.

House Plans By Design Pty Ltd has been operating at its West Ryde Studio since 1999.

Wendy Bates - Director
Wendy has managed two architectural practices and two building companies in Sydney since 1988. She founded House Plans by Design in 1999, based on a hands-on customer focused approach. She has a wealth of experience dealing with local and state government planning requirements, builders and sub-contractors and is committed to providing clients with an outstanding customer service. Wendy has developed properties, designing and building new houses and also extensive renovation works. She will provide you with in-depth knowledge of the council application and building process.

Nicole Porter - Director
Nicole has also been with the company since its conception. She is a graduate of the University of Newcastle's Architecture Faculty and an accredited Building Designer with the Building Designers Association of NSW. Nicole has been designing throughout Sydney and Newcastle since 1992. Nicole has a wealth of knowledge in sustainable design, challanging sites including bushfire, landslip, flood prone, local heritage / heritage conservation areas, complying development and government body liason. She has also been part of a successful team creating designs for homes that have been winners in Housing Industry Association, Master Builders Association and Building Designers Association Awards.
