What is a Project Kick-off Report?
Our Project Kick-off Report has been developed to help you get a clear understanding of what is the potential development options are for your property. This maybe a small renovation, or a large more complex development, you need to understand the constraints and opportunities that exist. You will get a professional opinion and direction on how to best proceed.
What Is In the Report?
Site analysis - This will highlight the physical constraints and opportunities as well as some of the major regulatory constrains placed on the site. This is one item that is generally required by council in any future Development Application you may submit, so it becomes the first step towards compiling the required documents for council if you need to submit a Development Application.
Opportunities - This is an outline of the potential areas and types development available to you on a given block of land. This varies from site to site based on the zoning, heritage issues, mine subsidence issues and physical dimension or constraints on the site.
Risks - On any significant building project there are going to be items that need to be solutions found. This report will outline the major one evident from all information readily available.
Professional Opinion - There are many variables within a given project, and there may be opportunities that do not fit strictly within local Development controls, but are highly beneficial to the development. If these do not impact others sometimes they will be accepted by town planners. You will get a professional opinion on these types of opportunities, to know where you may try to peruse some of these opportunities or not.
Direction - The report offers direction of what steps needed to be taken next to progress your project.
What Are the Benefits of This?
Right Information to make the big decisions - any construction project requires a significant investment of time and capital. Getting the big picture decisions right from the outset will ensure that the project starts in the right direction. It is the big picture decisions in the very earliest stages of a project that will determine 80 - 90% of the cost of a future project. Answering questions like, how much space do I need for X? Where do I locate this extra space? What type of construction should it be to achieve X? All determine so much about the investment required to achieve your outcomes.
Time with an Architect to discuss your ideas - when putting this report together, we meet with you on site to understand what your hopes and aspirations are for your project. This also gives you an opportunity to ask and question you may have or ideas that would like to peruse.
Direction - while the final destination of your journey is never crystal clear from the outset, you will have a clear direction on what needs to happen to take your project to the next step. This breaks the project down into smaller bites and offers peace of mind through the processes.
Briefing - Assists with the preparation of a brief for your designer. With this information you are in the position to confidently form your brief for an architect or designer you choose to engage.
