- The planning scheme is a lengthy, legal and complex document that is often dicult even for trained planning professionals to understand, let alone a non-planning expert.
- A single development may need a planning permit under multiple provisions of the planning scheme and each ‘permit trigger’ must be identied and assessed.
- Developments may appear to be minor in nature but may be considered an inappropriate planning outcome for a range of reasons including adverse environmental and neighbourhood character impacts.
- Both major and minor developments may need to be assessed against a variety of state and local planning policies, zone decision guidelines, overlay objectives and particular provision requirements.
- Many planning applications must provide what is called ‘mandatory information’. If this information is not provided then Council cannot progress the application. For example, unit developments must be submitted with a Clause 55 Assessment.
